Upland Woods was acquired from Polaroid Corporation in 2003 as a 131-acre campus with two buildings. In any acquisition, the challenge is to analyze the repositioning opportunities of existing brick & mortar on the property as well as develop additional future capacity.

Upland Woods was a perfect target for Campanelli to utilize its construction, development and management expertise to reposition this premier site into a vibrant commercial park.

Because the park had enormous infrastructure as a high tech building with Polaroid, the challenge was to reposition it and aggressively market it to the Route 128 sub markets for multi-tenant requirements in high-tech, manufacturing and flex markets.

Perfectly situated in the pro business town of Norwood, MA, Upland Woods is now a unique, campus retreat that was the private domain of the prominent Forbes family in the early 1900’s.

Its bucolic setting is best suited to R&D/Flex users who appreciate open spaces…all 131 acres of them on the outside and 460,000 square feet on the inside…with more than 370,000 additional square feet available for build-to-suit.

In addition, Upland Woods is flanked on either side by public transportation stops, Amtrak and Acela Express train services as well as the Norwood Municipal Park.

Campanelli Companies focuses on value-added acquisitions in Eastern Massachusetts for redevelopment & repositioning in the market.
